I've been searching for good th12 strategies but what I get are ones that include Lv40 Grand warden and high level stuff (like the warden walk)
But I'm a th11 that's moving to th12 soon.. what strategies should I start with?
And what troops/spells should I focus on upgrading at the start?
I'm guessing Rage spell would be a priority, but what else?

As a th11 I use queen walk with edrags and balloons. You might be thinking edrags are bad but with the army I can consistently 3 star th11s, high 2 star maxed th12s and 3 star newer th12s. With better heroes and more camp space I'm pretty sure the attack will work on early th12.
Lightning spell and peaka
I’ve never heard lightning and pekka in the same sentence before, please explain this attack?
Well you use the lightning spells to take out the mortars then realese pekas and what ever else you want

Why would you get rid of the mortars of all things
They do the most damage out of things I can destroy with my 11 lightning spells
Whatever attack strategy you used at th11 will work. If you were a hybrid attacker, that works, lalo, drags, bowitch. All work. Hitting anything less than level 5 Giga’s is not terribly different than th11.

I am a believer that each base requires a specific army. I never take dragons or edrags, maybe a baby drag for funneling. The only generic army I use is for electrone. Starts with 3 hounds, 30 loons, and 10 minion. Blimp with edrag and loon. But sometimes more loons, and only 2 hounds. The basic, is have a plan to eliminate enemy cc and archer queen. Cut a part of the base out and work hounds, loons, slammer around base.
