Melbourne property: SE suburbs

Property

Hi all,

I'm looking at spending around $800K on a 3 bedroom townhouse. Wondering if anyone here from Melbourne has recommendations on good areas in the south east? It seems I'm priced out of Clayton. And I don't know where to look.

Would like to be less then 20-25km from the city, not too high in crime (family friendly) and a train station

Hard to find the answer, I work in construction building structures for intercity town houses; you need to increase the radius or lessen the bedroom count, without digging deep into real estate websites

I'd worry about clayton a bit. It's not exactly ritzy, and while you are on a trainline, it definitely has a bit of grunginess to it. I wouldn't describe it as a family friendly suburb.

Do you need such a short commute? Do you or your partner have a wfh situation?

Hey there. Thanks for your reply, really appreciate it I'm in Oakleigh at the moment in an apartment. I'm going to lease the apartment out as an investment property so this is my second property. I don't live with a partner, however my daughter lives in Clayton with her mum so it would be closeish.

I therefore don't have to think about school zones etc. Just need to be no more then 30 minutes from my daughter. I work in city, and can work from home most days.

Open to any suggestions you have :-)

Oh well that's fair enough then if you've got some concrete reasons to live around the area. Unfortunately the SE suburbs is red hot atm, and even on a budget of 800k you may be struggling to find a 3 bedder.

Have you considered places further east like scoresby of ferntree gully? If you can wfh, those places are a little bit cheaper, are quite new and safe, and you are near a train line, and getting to clayton would be max 30 mins in peak traffic.

Thanks. They are good suggestions. I'll add them to my search.

There are some options under 800K, like the below (however it has a shared wall)

Definitely be wary of the shared wall on these new buildings. I lived in one near Identical to that, and could hear everything my neighbour said in his bedroom, which was on the opposite side of the wall to mine. I think the newer they are, the more corners they have cut to be honest. If you can find something detached, you will save yourself a world of pain waking up at 2am listening to your neighbour have a breakup and then get back together again if you catch my drift

Would you consider somewhere like Bonbeach/Seaford? It’s further out but it’s by the beach and there’s the Frankston line there

Thanks for the suggestion. I may have to look at moving out a bit more to afford.

I saw a 3br 350sqm free standing in Chelsea a couple weeks back that was advertised for 660 reserve. Ended up selling for 800. Not even renovated, original 80's carpeting. Reckon it was overpriced then and it'll be like that for the forseeable future
