Hello all
I'm betting on a slowdown in China which will negatively impact our exchange rate.
I'm looking for an international ETF that is unhedged with a predominantly US holding
Was hoping for some suggestions
Thanks
Hi all
I'm on a 4 year fixed term loan for my PPOR and due to some unforeseen circumstances I need to rent out my property, and treat it as a IP.
I'm on owner occupier rates. Is there an expectation from the bank that I'll need to inform them during this fixed rate period that the place is now an IP? Or when the fixed term expires?
I'd rather not pay more interest then I have to, have to break my fixed term etc
Does anyone have experience of how the banks are likely to treat this situation?
I'd rather not tell the bank if I don't have to
ANZ just double-hiked its fixed-rate mortgages on the four year to 2.49% and five year to 2.69%.
Up up, interest rates are headed up!
Goodbye TFF, goodbye record cheap mortgages!
The last of the big 4 to do so.
With settlement in July, thanks to the suggestions from this sub I'm glad I paid for rate lock! Saved myself $4000 in interest over the 4 year period.
A wages boom is unfolding - should we prep for an interest hike in 2022?
au.finance.yahoo.com/news/wages-boom-is-unfol...I've recently purchased a PPOR when settles mid July
With upward pressure on fixed rates is it worthwhile locking in a rate change? Bank wants to charge $750 for the privilege. Loan is approx $600k.
With all this talk about apartment prices dropping in Melbourne up to 40%, I'm assuming that some of these will be negative equity.
If you are one of these people that sold, how does the bank recoup the remaining loan value? Do they take you to court? Just curious.
Edit: furthermore, if there was a large scale financial crisis and lots of people had negative equity and had to sell, the bank would become insolvent. Does that mean everyone can get away without repaying the bank?
I've found several properties I'm interested in going to auction in Melbourne.
I've come from Canberra, where a building report is covered by the vendor and reimbursed upon settlement. Its seems in Victoria the onus is on the buyer.
Are people getting them? If there are 20-30 serious bidders does that mean there are 20-30 building and pest reports? Seems an absolute waste of resources. Imagine the headache for the real estate agent and setting up times for inspection companies to come through.
Also in this market, where chances of winning are slimer, the cost of these reports must add up
Or is my gut feeling right, that hardly anyone gets them and rolls the dice?
Hi all
I'm just over four years clean. I have a wonderful life with all the external things. Got clean in the rooms and continue to do NA, have. A sponsor and work the steps
However obsession and comparing myself to others, money and hungry for much more out of life then just being clean are robbing me of my joy of life and making my get stuck in obsessive compulsive addict style behaviour in different areas of my life
For me, I think I've been unable to truly live step 2 and step 3. I don't have alot of faith about the future and can be riddled with fear even though my life by most people's definition is amazing., I struggle to surrender and hand my will over. I want to control other peo
Hello all
I am currently living in the Chadstone area in an apartment and looking to upgrade to a 3 bedroom townhouse. Block size isn't too important to me.
I was wondering if any of you had recommendations of suburbs?
My requirements:
- Has to be in South East Melbourne - no more then 30 minutes drive from Clayton where my daughter lives
- I'm not too fused, but somewhere near a train line would be handy.
- Something around the $800k mark
- Preferably an area with not too many home invasions or carjacking :-)
Its a tough market at the moment to buy, and I'm happy to make some sacrifices on location.
Any help would be appreciated.
Hi all,
I'm looking at waves to save money.
One of the common things in my diet is rice.
I have at least 250g per day. I buy the microwave pouches for convenience. A 250g pouch costs me about $1.50 USD and cooks in 90 seconds.
Obviously I could save money buying a rice cooker or cooking on stove top but in terms of costs and time is it worth it?
Is there a way to cook loads of rice and somehow use it as needed without cooking every time?
Any help would be appreciated
Hi all,
I'm looking at spending around $800K on a 3 bedroom townhouse. Wondering if anyone here from Melbourne has recommendations on good areas in the south east? It seems I'm priced out of Clayton. And I don't know where to look.
Would like to be less then 20-25km from the city, not too high in crime (family friendly) and a train station
Hi all
I bought an apartment off the plan back in 2017 (yes I'm aware of the pitfalls/misrake of this etc). Its in the suburbs of Melbourne, and I'm not yet sure whether it will be impacted alongside the predicted fall in value of apartments in Melbourne). So far bank valuations have all come in what I paid, actually the last valuation put it higher then what I paid.
With my current situation and income, the bank has said they they will lend me a second loan. I'm planning to actually get a townhouse or something with some land value.
I will be borrowing the maximum amount I can to acquire the second property.
What do you think is the value in continuing to hold the apartment and renting
Hi all
I signed the contract on the off the plan apartment in the suburbs of Melbourne in 2017 (yes I know a dumb move). South east, about 15 km from the city. Spent about $597k.
Moved in about 7 months ago. Surprisingly the bank valuation came in with what I paid for it, which is somewhat of a relief.
I've decided, given how poor apartments are for capital growth, to look at buying a townhouse, say 700-800k.
I'm not yet sure of its current market value, I'm going to go to a few auctions in this area over the next few weeks to gauge if I have any chance of getting my money back.
I have two options here
- Hold onto the apartment and rent it out, waiting for prices to recover (they ma
