Lindsey Apartment Management... scam artists or slum lords?

I was looking to relocate into my own personal space. Have a solid rental history. Decent credit. Substantial income. Wasn't looking to get a "luxury" apartment because I live a busy lifestyle (two jobs, gym membership, frequent traveler, etc.). My main job is in Fayetteville so I applied around for apartments around here. The catch is that I have a really well behaved indoor senior cat and I'm not looking for a place that has a huge initial deposit.

I've seen plenty of Lindsey apartment communities advertised and some were nice and some were really bad. I looked at one of the nicer ones (with a golf course) and was told that there was a two month waiting list. I asked to be put on that list but was told for them to do that I'd have to put a deposit down. Since the location wasn't my first choice and the rent was slightly higher than I wanted to pay, I decided to pass but went to look at another Lindsey property across town.

By this point (in the beginning of June), I had looked at several apartment from different listings. Including the Lindsey property across town which was the most reasonably priced with lowest deposit. So I applied online and again I'm told that for an August move-in (due to wait list), I had to put a deposit down. Reluctantly, I did so in hoping that it would seal my spot in.

I check in early July (as instructed by leasing agent) and was told that there was nothing available for August yet. Then I was told that I was still a few people down on the list. This had me concerned but I held out. It was the last week of July and I fortunately made arrangements for the next few months. So I contact the property about my deposit.

To which, I'm told that they tried to contact me about an available unit in August but never got a response. I got no missed calls, voice mails, or text messages. Upon checking, I did get an email that made its way to my Spam folder. It was dated one week prior to my move-in day. So I go to the property and ask for a refund which was put on my debit card. I'm told that she (leasing agent) would process it that same day and I should see the the refund in 48-72 hours. She also said that she would call me to confirm the refund.

I waited four days and I got no call confirming the refund. So I went back to the leasing agent on property who said that they mailed me a check instead of just refunding to my card. To which, I requested that they stop the check and refund my money to the card (as I needed it to cover part of another deposit). She then tells me that only the manager can do this and she won't be in until Monday. I ask if corporate office can handle this to which she makes another excuse saying that she will email them but they probably won't respond until next week.

tl:dr; - So to recap... Paid a deposit months ago. Didn't get an apartment (because they didn't have one). No refund to my card. After several contacts with property managers over a period of two weeks. No refund issued on my card. Then told that it was processed via check but no confirmation was given. Going to have to wait another week to confirm payment (if it was done).

I do hope you get your money back and never had to pay a deposit to get on their lists before, might be a new rule to rule out people not serious.

Move in/out times tend to coincide with school start/end dates with the college right there so August and May are usually the times you'll see the most traffic.

This interaction would put me off wanting to rent from them, I rented a low rent appt from the from 2015-2020 and it wasn't great.

I had an ok experience renting from them in Rogers 2014-2016 (wow, I'm realizing that is a while ago). Nothing to write home about, but also nothing terrible.

The housing market was much easier then, and I didn't have to go on a wait list. I did have to ask them to re-clean some parts of my apartment before moved in but they didn't give me any grief about it. (This was my first apartment, but my parents had bad experiences so guided me on questions to ask and things to watch for. I was told part of the security deposit would be used for cleaning, so I asked for the checklist. I'm ok paying that so I don't have to detail clean, but you better have it in that expected condition when I move in). I did make sure to document a few small damages (like some previous tenant had chipped a baseboard and I didn't want to be charged, but also it was behind where I was going to put my couch so I didn't care) and didn't have issues when I moved out.

Aside from that, I didn't have any real complaints. I moved out because I bought a house. If you're planning to buy a house, the one benefit to renting a Lindsey apartment is that if you work with one of their real estate agents to buy your house you don't have to pay the early lease termination penalty (at least in 2016) so I had more flexibility in my purchasing timeline.

Avoid Lindsey. I've also heard to avoid Sweetser, but I have no experience with them so I can't elaborate. I rented two different cheaper places from them from 2015 or so to 2022.

My Lindsey apartment was in rough shape (a lot of them were built in the early 70s and not maintained well) and came with bedbugs. They eliminated the bedbugs, however. But the apartments are loud (too many people in too little space) and the only good thing is the price. Which they're working on. They raised rent by 50 dollars last year and they'll do it again. The managers are also overworked/incompetent and usually not nice. I did have one nice manager when I lived in Conway (bless her) but the other two I've known were not good.

My AC went out last summer in July and it took them over 2 weeks to fix it. The apartment, on the second floor, was not livable but they would not agree to give me a discount on rent for the time I had to spend away.

I am no longer living the Lindsey life, thankfully. I got a call that my dream apartment opened up and I moved in the day I was supposed to be out of my Lindsey apartment. I'm glad I took the leap of faith.

Also the deposits to be put on the waiting list are non-refundable. Sorry. At least that's what they told me. I hope I'm wrong. But if you call and ask the same question to two different people, you'll get two different answers. That's just typical Lindsey.

I never gave them a reason to be on their bad side, but they still didn't seem to like me. I always paid rent on time without fail, never made too much noise, followed the lease and went by the book and the manager always gave me sass. My new landlord, however, is always happy to see me. I feel appreciated where I am now.

I would pay a bigger deposit somewhere nicer and keep your peace of mind. Unless you're not finicky about living conditions, poor maintenance, fussy managers, or noise.

Lindsey is upfront about the fact that they exist. Other, better places you might not know exist until you drive past them because they're not online or in magazines or stuff like that. Have a little adventure and you might find something. If you're staying there for a long time, it will be well worth it. I wish you the best.

I will give them that... they're upfront in their policy. They tell you ahead of time that there's a waiting list and that they don't know who is coming or going until the month of. As for quality of apartments. I'm reasonable. I know that some concessions are made when you go cheap (bedbugs are definitely not one of those concessions). When I tour the property, I make sure to look at everything.

I've been renting from Sweetser for nearly 2 years and haven't had any real issues. The lady I talked to who leased me my apartment and works in the office is super nice and understanding. One thing though, they've already raised my rent twice, once by $25 and then a few months later by $50. If they raise it much higher I'm gonna have to start looking for cheaper places elsewhere.

I have a couple rentals in Fayetteville the stories I hear from tenants about Lindsey are pretty bad. Never heard anything good.

Hi, something similar happened to me with a Lindsey apartment…….I was second on the waitlist supposedly since May and would be able to move in August. However one time I called in mid July to get an update and they told me I called a week before to cancel my application and they sent the money back…I didn’t receive any notifications that my application was cancelled even if this was true…….manager and corporate were dismissive and blamed me. They’re horrible honestly. I went for another apartment that is not Lindsey managed

Btw, I had a great experience with Wheelhouse Management, like in 2020.

I’m a student and I applied to Southern View in February and placed my deposit down for an August unit. They called me in early July that they didn’t have anything available for august. it was a miracle that I could resign my lease at my current complex.

Did you put a deposit down? If so, did you get it back? Seems really shady that they have you put a deposit on a place that may or may not exist. The "wait list" seems like their way of "borrowing" people's money.

OneAutomatic4472•

Yeah they refunded me but I heard through the grapevine that they knew they didn’t have any spots for august as soon as january… very shady

2
binary_harbingerOP•

That's the gist of it... The only true openings are if they have an eviction or someone breaks the lease. August is also "move-in" month for students. Nonetheless... it should be illegal to collect a deposit for an apartment that doesn't exist yet. Sure, create the waiting list and disclose how long that list is! Don't collect money. Very shady practice.

yeah. and even after i got my refund i had a instagram follower send me pictures of what his apartment looked like when he moved in. it was horrendous. i have heard endless horror stories about lindsay… i think we dodged a bullet

From my experience with Lindsey the quality is highly dependent on the property management and maintenance that are on-site.

I lived in Fayetteville for two years at Shiloh. I had no major complaints. Maintenance was great and they would fix anything usually within 24 hours. They even got me back into my apartment within a few hours after my cat locked me out by turning the deadbolt that doesn't open from the outside. The office ladies were always friendly and helpful. My only complaint is that I never really knew when the maintenance was coming in to replace air filters or smoke detectors. All they would do is post a notice at our doors that maintenance would be there some time in a 2-3 week timespan. It bugged me not knowing who would be in my apartment or when they would be there so I got Nest cams.

On the flip side my SO had been living in a Lindsey apartment in Bentonville for like 10 years. Completely different experience. One summer the A/C unit started dripping water through the air intake in the ceiling. Basically a slow steady stream at its worst that she had to keep a bucket under and constantly empty. She reported it to maintenance and they told her she was using the A/C too much. 95 degrees outside and they told her to not use it as much lmfao. I offered to see if the office ladies at my complex knew who to take it up with at corporate but she was able to complain to the new manager they had at hers and it was fixed shortly thereafter.

I can see how that aspect... once you're in... can vary. I noticed that in touring three here in Fayetteville.

Hold a job and actual bank account such as a credit union for five years and I might consider it.

Joke's on you. I've worked for the UofA where I graduated from for a few years (my second degree). I'm retired military. Got not 1 but two bank accounts. One of which is a CU.

So yah... feel free to take your toxicity somewhere else.

We both wish. Could check with a bank but I really doubt they will give a $300,000 loan for that.
