Has anyone actually managed to get through to a person?

I've got a PR application in and I changed jobs over a month ago, I've been calling twice a day, every day for over a month, but no matter what time, the system drops the call saying the lines are busy and to call again later. Can't even wait on hold.

I'm almost resigned to visiting in person, but the instructions specifically say to call them.

From 25/5:

Current fees

There's currently a 5 transfer limit for Standard, 10 transfer limit for Premium, and 15 transfer limit for Metal plus a monthly amount limit of ¥1,000,000 per month. Once either of the limits are met, a fee of 2% of the transaction amount is applied.

New fee

We're decreasing the limit of outbound transactions that can be made, to 1 transfer for all plans (Standard, Premium, and Metal). Monthly amount limit of ¥1,000,000 per month will also be decreased to ¥100,000 per month. Once either of the limits are met, a fee of 2% of the transaction amount will be applied.

This means:

  • All plans will have 1 transfer per month
  • The ¥1,000,000 free monthly limit

It's 38 in Tokyo today and it's not even July yet. Yesterday set a new historic high temperature for June and today is hotter.

Keep your kids and your pets safe. Stay hydrated. Keep an eye on elderly neighbours. If you're working outdoors or in construction be careful.

Climate change is the biggest existential threat humanity is facing, we should all advocate for our governments to take it seriously. We are not leaving our children a world fit to live in.

Home loan without PR

Personal Finance » Loans & Mortgages

Has anyone here managed to get a home loan without PR or a Japanese spouse?

Closest I've gotten is SMBC Prestia but the house was not in an urban area so they declined.

I called Shinsei after hearing people recommend them, on the first call the rep said you could get one with a Japanese guarantor even if they're not your spouse, but when I called back to confirm about fees the second rep said the guarantor must be your spouse.

It seems like MUFJ will consider a loan if you have applied for PR even if you don't have it. My application would be declined but I might get the loan in the meantime, seems a bit risky.

Everywhere else I've looked has explicitly said you need PR or a Japanes

Might be a bit of a niche question but I found some really cheap land in an area I love with the caveat that its road access is blocked by another plot of undeveloped land.

The plot between the land and the road is quite small and almost entirely useless, so I'm hoping the owner of the land might be receptive to me making them an offer for it.

I was wondering if anyone has any experience dealing with a situation like this? I imagine if I go through the ward office they would be able to tell me who owns the land?

I spoke to the realtor listed for the plot I was looking at and he said it would be best to buy the land and hold it in-case the other plot goes up for sale in the future but sai

I guess this will be more of an immediate worry for those in and south of Kanto, especially those in cities. This week's weather in Tokyo got me wondering, we're reaching a regular 31 degree wet bulb temperature, prompting government warnings, a temperature at which the young, elderly and those performing sustained activity are at risk of hyperthermia. This was fairly rare a decade ago with the number of days reaching this temperature annually remaining comfortably below 10, we're now expecting high 20s to over 30 days a year where we're reaching tempera
