Hi folks. We're under contract to sell to a developer next January, and one of the options we're looking at is building. Our eventual budget is about 900k. Being in the Lynnwood area and wanting to stay close by, I figure land and prep will be about a third of that. Everything I've seen indicates that build costs would be at least $300 a square foot. How do builders like Adair homes turn in an up front price of just over $150 a square foot? We're wanting utterly basic finishings so we (okay, my bad ass wife) can remodel over time, and I suspect that's what we'd get. I know Adair is hit or miss based on the area, are their Snohomish subs ok?
I feel like a lot of the builders I've been
Hey folks, having a septioplasty with turbine reduction in a couple of weeks, and wondering if anyone has suggestions for hot/cold packs to help reduce swelling and numb the area a bit. So many options, and not many reviews are trustworthy!
My wife is allergic to black pepper (and has similar reaction to pink pepper). I'm wanting to do a brisket and have until now done just salt and pepper. Suggestion on what to use instead? We've already tried grains of paradise and papaya seeds and they're no go.
Hey folks. Got a SRF Gold Waygu for Xmas, and I'm going to smoke it for a get-together tomorrow (close friends only, to celebrate everyone being 2+ weeks post vax). My game plan right now is to trim it lightly and dry brine for about 12 hours, and put it in the pellet grill around midnight to cook + rest for a late lunch / early dinner. Just going to go with S&P and rest in butcher paper coated in waygu tallow.
Suggestions? Do these cook faster than a prime packer? I've got a firebird, so I'm not worried about cooking overnight. Grill Silverbac, if it matters.
Hey, anybody playing on a surface pro 5 or 6, or a similarly specced platform running Intel's 620 graphics? Thinking about upgrading my laptop from a 2nd gen i7 and 555gt..
Just wondering what everybody thinks to be the most effective use of 4000 gems in terms of ease of game play per gem. I'm a returning player, have the digital deluxe edition and just purchased the gold expansion. I haven't purchased any gems previously and don't have anything unlocked. What would you go for? Bank / Bag slots? Unlimited crafting tools? Home zone stuff?
Ordered a Tobii 4c, was wondering if anybody else was using it or a similar device to play PoE and had any tips / advice they could share.
Hoping to be able to use eye tracking as a stand-in for a mouse and get all the keys I need mapped to a gameboard...
Water just broke. Baby still breech. C-section here we go! Gonna get off reddit and help my wife get dressed...
So we're at 34+ weeks right now and it's time to get the go bag together. I was wondering what worked for you, what didn't, and what you would want to have again.
Right now, my list:
- 2x button down shirts
- 2x t-shirts
- 1x jean shorts
- 2x sweatpants
- underwear, socks, toiletries
- USB Multibrick
- USB Battery
- Camera
- Tablet
- Nuts, Protein bars
- Facial cleansing wipes (for when a full shower isn't needed
- Massage Oil (wife's request)
- Pillow / Blanket
Anything you would add or leave off?

Does such a thing exist? Wondering how much it would screw up the camera / laser AF. With the periscope being so relatively exposed it seems logical, but I'm sure there are reasons not to use one.
Hoping to get some feedback on a couple of builds here.
First up is the physical bow ranger - http://goo.gl/Q36o7Y
Second is a EK build centered around CI - http://goo.gl/tDYj1L
Both builds are focused on softcore, and I'm pretty bad at skill trees. Any advice would be helpful!
Note both links are to the GGG skill tree and need to be copied into the offline skill calculator of your choice
so my Duelist picked up a free respec courtesy of the ranger changes in the patch. I'm terrible at this game and at builds in general, just hoping to get a few more sets of eyes on this before I commit to the spec..
