My partner and I are looking to the future and imagining what a mortgage might look like for a future home. The trouble we have is their credit score is really poor due to some badly mismanaged bills that lead to a lot of debt piling up several years ago. The debt has been cleared after a lot of work, but it’s left a bad taste in their mouth about the banking system, and my partner is reluctant to work with a bank to improve their credit due to this bad past experience. I have very good credit with a score of 770, but I worry our mortgage will be affected by my partner’s poor credit.

We have a few young black walnuts on our farm that I want to try to pull up and make into bonsai. I’m a total beginner and I understand these aren’t considered popular trees, but I’m curious if anybody in this community has any guidance?

I understand the leaf clusters are large in these trees and the final bonsai will need to be larger than typical.

I understand walnut grow with a deep taproot and coarse root structure which makes pulling difficult. My plan is to dig a trench around them early next spring and then give them a full year to grow new fine roots before pulling them. Question: do I cut the taproot when I dig my trench or when I pull the trees?

Any other comments on black waln

Has anyone had any experience using a reward/bounty system with their employees on the floor? I'm thinking of a system that pays a small reward proportional to the loss you would have had if the defect had kept going down the line.

To be honest I'm not even sure what a system like this would be called, I'm just curious if anyone has ever seen or tried something like this?
