Should they keep it in the UCLA family or bring fresh faces in?

As the title says. Based off what I’ve seen through my door camera it looks like a tenant is going to be hosting a party in my rental
- a lot of alcohol and party food for 3 people.
Has anyone had any experience on this I know Airbnb and VBRO are both pretty much useless until after the fact. I guess what I’m asking is if a party is thrown and they exceed the guest limit, what can I do. Appreciate the help
Im not talking little things like seal the windows or change the water filter, I’m thinking like geo thermal or solar. If you had all the money in the world how would you make the worlds most energy efficient home?
Edit 1:
70000 1st year NOI with a rent step increase following the cpi index for a 5 year hold.
What do I do with my empty basement space? The home is currently a VBRO rental property and I’m wanting to invest around “$1000” into my basement, what are some things I can change this room into? The weights are being sold, and the two open doors will have bifold doors that match the ceiling.
reddit.com/gallery/qbpkyzI was wondering what you all thought some of the best real estate books are and why?
Much appreciated and podcast or audio books are great too!
Just bought my first home!
I have windows with full trim around them and open vertically with a sash weight system “old house 1960s” typically when installing blinds you install them inside the window frame, but since the weight system opens vertically they would get in the way, is there blinds that install on the outside of a window frame? Or should I just go with plain ol curtains?
Appreciate the help.
Edit 1: I know outside mounts exist but there is two inch window trim around the entire window. So was wondering what y’all think?

I’m just coming back to the channel since season 2 and I’m really confused with all the post about a million dollars
