I'm finding it hard to ignore. Dividend has already been cut to sustainable levels, and even so remains extremely attractive. Their FCF could receive a 40% haircut, and still be at a valuation less than 15x FCF.

The only way I can make sense of it, is that those advocating for it must be purchasing dumps, or only buying when the housing market has eaten pavement.
The respectable houses in this area rent for 0.55% of purchase price. Does that mean it would be foolish to buy a SFH for rental? Am I missing something in this equation?
I spent more time than I should have researching what waffle iron to get. Looked at the Breville, Waring, etc., but all of them have non-stick coatings that I wanted to avoid.
But I didn't really want to buy a cast iron waffle maker, due to everything I read about the learning curve involved, inconsistent cooking, having to babysit/flip the waffle iron all the time...
But ultimately it's what we got, and it's been great. It takes 15 minutes to heat up, but once it's hot, it puts out one waffle per minute, and there was no learning curve involved. And yes, it works just fine on a glass stovetop.
TLDR: Works great, zero learning curve, and works on a glass cooktop.

We're planning to travel down in a couple weeks, and I was curious what the weather on the south island is doing? Does it look like it will be a typical September? Colder? Warmer?
For us, the green foliage of the plants is what really makes the views pop. So I'm trying to determine whether we'd be better off staying in the warmer coastal areas, or will it be "green enough"?
We'd be spending most of our time around Milford/Doubtful Sound, Queenstown, Wanaka, Mount Cook, etc.
Thank you!
I'm going to be traveling through an area known for stunning landscapes, and I likely won't be back again. So I want a camera that will capture everything with eye-popping detail.
A high amount of optical zoom would be ideal, as I may want to zoom in on very distant scenery, take detailed pictures of the moon, etc. Budget is flexible, but I'd prefer that it be under $1500.
Any suggestions?
So I just finished weed-eating a yard, in which there are isolated poison ivy plants I've been unable to locate and get rid of. Naturally, the front of my pants were plastered with grass clippings and particles when finished, and given the potential of some of it being poison ivy, I elected to not rake the front of my pants off with my hands before getting in the car and heading home.
Upon arrival, I carefully took off my clothes just inside the door, so they could be washed immediately. But upon exiting the shower, my wife confronted me, and said that I should have raked off my pants with my hands, previous to getting into the car, to limit the number of poison ivy clippings/particles that
I'm looking at some different mowers, but I'm not sure which is the best value. I'm mowing a little over 4 acres of mostly flat pasture.

So there's a large piece of property that has been subdivided. The lot with the well on it is being retained by the owner, and the others are being sold. The mineral rights do not convey, as the owner of the land sold them. The edge of the lot I'm considering is perhaps 150-200 yards away from the well head.
The land is beautiful, and everything I could want in a piece of property. But I've read all kinds of things online about ground water pollution, air pollution, the implications of it being abandoned in the decades to come... but I don't know how much of it is true, and how much is paranoia regarding something that pretty much never happens.
So can you guys enlighten me? What are the r
Is a complete lower receiver manufactured with a stock, legally considered a rifle? Or can I remove the stock, replace it with a brace, and it be a pistol?
