We're a few weeks away from closing on a house, and I just had a delinquency from years ago fall off my credit report. We're "locked in" on our mortgage interest rate at ~5% right now. If we were to start the process over today, we could probably get 4.5 or 4% — a pretty gigantic difference when compounded over years. At this point, though, I'm not sure we could start this process over with a new bank without a significant push-back of the closing date — something the seller might not be willing to do. So I'd like to just have our current bank re-calculate our interest rate now. Has anyone ever negotiated with a bank just prior to signing on a loan to adjust the interest rate?

I've been working for the past couple days on mixing various live recordings that I have of my band (acoustic/electric jazz), but it's basically just trial and error. The recordings were made by the venue, and some are mixed much better than others.

I've run the shows through some compression and then EQ'd them a bit to drop some of the muddiness/reverb of the bass and to get the drumkit sounding more crisp. The recordings are much better now, but they're not as good as I'd like them to be, and EQing them the way I did seems to have slightly boosted crowd banter.

WATMM seems to be very electronic-heavy, but is there anyone here that has any tips or tricks for mixing live recordings?
