Me and my wife are looking for our first home. We have good credit but our interest rate on a 30 year fixed mortgage would still be 6.5%.

My dad was suggesting an ARM but if we did that we’d pretty much have to sell it in 5-7 years.

He also mentioned you can get an interest only loan from a financial advisor, which would mean you never own the house and never pay down the principal and only pay the interest but then when you sell it you get the increase in value and the bank gets their entire original amount back. The risk here is if the market goes down you’re on the hook for thousands to hundreds of thousands of dollars.

What do you think?

If your birthday is in September or October, you have such a huge leg up on development, and those born in May, June, July and August are at a disadvantage when they are compared to kids that are like 10% older than them in Kindergarten and 1st grade. Not to mention being able to drive at the start of Sophomore year of High School and being 18 for your entire Senior year.

I think this has an actual impact moreso than all the other bullshit people talk about when you were born. Obviously you have to draw the line somewhere (september 1st) for grades, and there are always exceptions, but it creates a huge gap in personal and academic development.

Edit: Your personal anecdote doesn't disprov

This has definitely always been the case with pop singers and wannabe pop singers but feels like it's compounded with tikitok and I cringe every time. I don't know what the goal is if it's to seem like they're deep in the flow, or feeling the music or trying to make it look extra emotional, but it comes off as not real and trying way too hard.

I think musical theater performers are way more impressive when they absolutely belt something with a straight face.

Bonus points to if you just sing the song in your normal voice! People try way too fucking hard to have a different sounding voice to be indie or hip or whatever.

A lot of job postings try to lure sales people in by mentioning other aspects of the job because sales is super important to most companies and it's not the most desirable first job.

A lot of times you'll see job titles like Marketing Associate, Project Coordinator, etc that will have vague descriptions like "work cross functionally with people across the company to educate prospective clients about processes and products" etc, and they'll mention stuff like "fielding inbound inquiries", some are more tricky than others, but if you read between the lines you'll realize it's just a sales job

As some may know Taylor Swift made the news last week for topping the list of private jet use and how awful of a carbon footprint that uses. It’s estimated that one flight on a private jet is more carbon emissions than the average person is responsible for in a year. She of course tried to deflect saying that while it was her jet it was mainly other people that used it lmao

Taylor Swift has a delicately branded image and has since day one when her father bought a stake in a record company to get her a record deal. She is not the country born everywoman we all seem to know and love. She’s the definition of an industry plant who is amazing at performing on and off the stage to sell records. I
