Hello! First time buyer, just had an offer accepted on a house worth ~£390k (south coast). The idea of having one company sort a mortgage and conveyancing is highly tempting, just wondering if the following quote is at all competitive?

Legal fees - £2455 Level 2 survey - £525 Land registry - £330 VAT - £662 Total £3972

Legal fees includes; bank transfer fees, land registry search, bankruptcy search, property searches (environmental, drainage & water, local authority), ID checks & claiming of LISA.

How much do people expect to spend on the conveyancing side of things these days? Having had a look around, the L2 survey & land registry fee seem competitive, just not sure what I should expect

Managed to complete a classy striker build this weekend (thanks RNGesus) and looking to get into some good PvP action. Essentially the talents come down to deadly vs unforgiving. I'm running a 7/6/3 build speccing into CHC/CHD where possible.

My inexperienced thoughts are that since I'm running more FA that deadly might be the better option, and if I had a 9k STAM build then unforgiving would be the best choice? I crafted the weapon specifically for the free competent talent which I believe is pretty solid for PvP but please correct me if not. Any input would be appreciated!
