Looking at buying a small warehouse unit in the Hills area and just wondering what I should be expecting in terms of price/m2? Little research I've done suggests upper range of $6500 ex GST but I'm seeing more like $8k+ as the base. Is that current expectations or are they hopeful?

Hoping someone has come across this before and can tell me the probably obvious thing I'm missing.
I'm about to go through unity again and thought for my next run through I'd try Starvival. Downloaded the mod (from Nexus and installed with Vortex). Load my save, enable the mod via in the in game settings, get the fade to black etc while it sets up etc. Everything seems normal. Have the config tablet in my inventory, use it and get the menu but I can't change anything. I want to turn a lot of things off and ease into it. eg trying to turn off boostpacks use fuel. Go into that option, click through, select off and the menu disappears. I assume this is what it means by some options may do this
Hoping someone can help ID an insect and let me know if it's an issue. I struggle to keep anything alive but have a few plants that were cuttings from my parents place so hve sentimental value. The rose in particular has been struggling so I've been paying more attention of late and noticed today all these tiny, probably only a mm or two long, winged insects in all the pot plants. They seem to stay around the soil and even go down into the voids but there's a lot of them. Would greatly appreciate some advice.
Found an apartment that I like in a location I really like, issue is there are several defects in the building, none that directly effect the unit I'm looking at, but the builder has gone. I thought this sort of thing was covered by insurance but that doesn't seem to be the case. REA says strata fees are higher due to the remediation work required and while they are a little high, they're not outrageously so so I'm doubting this excuse.
We all know that basically all recent builds have some level of defects but what are the odds of it ending up in a situation like "every owner needs to front up $60k to fix the issues" compared to just the ongoing special levy that's apparently in place just
I purchased a product from a seller and found it didn't do what was claimed. It wasn't faulty in that it was working, it just didn't do the job the seller said it could. So after determining this I contacted them and said I intended to return it and want a refund. Not surprisingly they didn't reply. Week later I contacted them again to reiterate I need to return it for a refund and they need to reply by X date. X comes and goes. So I do a chargeback and get my money back in a couple of days BUT I still have the item. I don't want it as it doesn't do what I need and is bulky. I've contacted the seller again since getting my money back asking for how/where they want it returned but still haven
Just unpacked my P2 and am wondering if I've received a used/refurbished machine. Front has a few light scratches, the inside of the lid/window has been poorly cleaned and the tank had traces of water already in it. I watched a lot of reviews before deciding to buy and haven't seen anyone mention already having water in the tank. Anyone here have a small amount of water already in theirs when they received it?
Hoping someone can ID this for me. It's come up in the middle of, IIRC some type of rock daisy I put in as ground cover. When it started growing I thought it may have been part of the daisy but I'm fairly certain now that it's not and is a second plant. Need to work out if it's something I can try and rescue and plant elsewhere or if it just needs to go (I have no room left for trees).
Hoping someone can ID this. Had a patch of this appear over the past fortnight out on the nature strip. Was on autopilot and started digging it out before I thought maybe it's not a weed (probably is) but maybe a grass species that's seeding? I know it's not paspalum or wintergrass and don't think it's crabgrass, crowsfoot, summer grass or nutgrass.
Hey all, hoping someone can help me out with the correct phonetic pronunciation for Taumarunui? It was my dad's birthplace and I want to make sure I get it right at his service next week.
