I’m currently in the process of applying for a rental license in the City of Philadelphia and have encountered an issue regarding the use of a P.O. Box or virtual address. It seems they don’t accept these types of addresses for the application, and I’m wondering if you’ve experienced the same or found a solution.

If so, could you provide solid solutions, such as companies (not property management companies) that offer a physical Philadelphia address for this purpose?

Any insights or advice would be greatly appreciated!

Hello, everyone. I'd like to share my thoughts and experiences.

I was in a four-year relationship with someone truly beautiful. We were close to getting engaged and starting a family, and I loved her deeply. I had a strong bond with her family, particularly her father.

The main challenge in our relationship was her addictive personality. Despite numerous discussions about how her triggers affected me, she didn't make an effort to seek help. This was perplexing because, when planning a future together, you'd expect someone to work on their issues, right? Her triggers could be triggered by various things, like noises, smells, or different environments. Her emotions were unpredictable. I genu

New to the real estate investment game. We recently renovated a property.

Type: SF Purchase: 80k Contraction cost: 75k After repair value: 230k- 250k

Property is on the market for rent. We want to streamline the process by refinancing while we’re looking for a tenant.

We’re curious are there any commercial loans that’ll allow the refi phase without having tenant in play.

Any information or tips would be helpful.

I understand this may be extremely silly to ask... do I have to use a delta product when my plumber installs a Delta universal valve? If not, that’s fantastic news! Which products/keywords do I type into google?

I’m having a difficult time finding a straight forward answer online.

I would really appreciate your advice and tips.

Looking to get a cash refi loan for a single family home in Philadelphia. I’ve spoken to many banks, however, on average their lending products are not as strong as I thought during the pandemic - some offer around 65% LTV. I know there’s a lender out there that’s willing to provide a 75%+ LTV. Any suggestions are appreciative.

First, I would like to apologize if this question was asked a million times.

I've started a real estate business (i.e., flipping and property management) and it's not clear which bookkeeping software that CPAs and tax preps prefer. Bookkeeping software that I've looked thus far is wave, freshbooks and quickbooks.

I may be considering Wave given the features and price. I would like your thoughts tho.

Note: ***Inexpensive bookkeeping software is important because I'm just starting off, however, I am considerate to have the CPAs and tax preps to do less work during tax season ***
