Do the fixup costs get added to the like/kind exchange form 8824 line N (Exchange Expenses), or do I need to add all the fixup stuff to the rental property depreciation schedule "before" the exchange to raise the basis of that property? It's a combination of repairs and capital improvement items.

For simple numbers let's say $50,000 fixup costs, of which 35 is capital improvements and 15 is stuff like painting and other fixes. How do I account for the $50,000 spent to make the property ready for sale after it ceased being a rental but before it went into the 1031 exchange? Thanks!

Hi! Bought a building in 2022 as a 75/25% partnership. I'm the 75%. Had a cost seg study done. My K-1 statement has a large negative number, taking into account the accelerated depreciation.

Question is, what am I allowed to do with it? It's more than we need to offset all our income in 2022. Wife is a legit real estate professional irl and for tax purposes so this can offset our other income as well.

Does the full un-needed amount carry over to 2023 and beyond? Can I enter all of it and receive a giant refund check? What do I do with this extra?

Thanks!

Today somehow my watch auto connected to my wife's Turbo Levo ebike. I've ridden her bike a ton with my watch tracking Ebike activity and it never connected to the bike before.

Anyway while connected to her bike it only gives data about the bike and ride mileage. I don't get the normal screen with my heart rate and that stuff. Just the ebike data, a screen with the time of day, and third screen is tracking the route.

Can I be connected to her bike and still get a screen with my heart rate and other data?

I sold a rental property. For simplicity's sake let's say I spent $35,000 after the tenants moved out and before selling.

New kitchen cabinets and counters, new appliances, refinish all hardwoods, repaint everything, new roof on house and detached garage.

Does this get claimed as straight expenses along with the sale on my return, to lower my gain, or do I have to capitalize it as improvements to the rental property to raise my basis before sale, or what are the mechanics of how this ends up on my return?

To throw example numbers at it let's say my original depreciable basis was $200,000 and we've depreciated $25,000, making our basis $175,000. Net sale proceeds to me of $310,000 for a

I've been drinking EAS Carb Control protein shakes for years. Very low carbs, no sugars, no dairy. I buy the premade 4-packs because I can't make my own drinks in the morning. I just take 2 and go.

Are there any other ready-to-drink protein shakes that are close to slow carb compliant? That shake worked just fine for me both times I've been on the diet. I'm in maintenance mode now but I still drink those for breakfast 5ish days a week.

Thanks!

Vegas 15. Title is it. I don't know what's happening. I'm finishing a video I started a few months ago.... just need to change a couple voiceovers.

When I click to arm the mic, it raises all my audio levels. If I disarm the mic they don't go back to what they were. They stay up. There's no settings which visibly change--- the audio is just much louder. I have to lower the individual track volumes by like 12-13db to get it to sound like it did before.

I'm using a Blue Yeti mic but I just tested it with my bluetooth headset mic.... did the same thing.

Help! Am I going crazy? Must be some simple thing I don't know about. Arming the mic didn

Starting Weight: 224.6 pounds Current: 186.8

Starting gut measurement: 43.5 inches Current: 36.75 (The gut measurements are actually more insane than the weight loss, IMO.)

Male in my early 40s, 6'2" tall. This is my second time on the eating plan. I did it 5-6 years ago and lost 40 pounds. This time around I'm down 38 pounds so far. I'd like to lose another ten before I stop.

From 224 to 200 happened pretty quickly and easily. I got stuck from 197 to 194 for quite a while, for no reason I can discern as I've been eating the same all along (although that was when I was probably the least physically active.)

Breakfast: I drink two EAS Advantage Carb Control protein drinks. O
