The tax man cometh!

Property Taxes

I live in an area where they do periodic reassessments every ~3 years (we were not reassessed after our purchase in 2020). We purchased in late 2020 for a little over 700k, but the assessment from 2018-2022 didn’t change (previously 575k). Just got our new assessment for 2023-2025 back at 825k.

I plan to appeal, but I don’t expect them to budge as the most recent sale was our neighbors house directly across from us which is almost 400 SF smaller but sold for ~900k. Basically nothing for sale with in a few miles radius either, so no new comps expected to appear before the 45 day appeal window closes. The new tax will be phased in over 3 years, so we won’t pay the full amount until 2025…I be

Prices haven’t dropped much in my immediate area. I live in a very cookie cutter neighborhood so it’s been easy to compare sales against one another. We have had 4 sales since 2020 of the same exact model of home. It was interesting to see how much things have changed since 2020.

Just had a new listing already switch to pending in under 24 hours. DMV area in one of the better school districts…Good homes don’t last long here, but this was quicker than most. This model of home is the smallest in the neighborhood.

#1: Fall 2020, Listed 675k —> sold 685k

Fairly nice finishes throughout the home with a completely finished basement. Some detailed Trim work, granite counters, hardwood

Hoping someone can shed some light on this for me, as the numbers don’t make sense (to me). We just had our net meter installed this morning by BGE (Maryland). They said it would take about 3 days to receive the PTO via email, but my installer said to go ahead and turn the system on once the net meter is swapped in. I’m guessing this has something to do with PTO not being issued, so we are not able to export back to the grid yet? Seems odd that my self-consumption and consumption (tbh not sure what the difference did between these) are both equal to exactly what I produced. So total consumption is double my production? I don’t think we used that much today, but I don’t really know how to re

Hi folks, I’ve been trying to figure out the best path forward and my head is spinning from all the options as I’m new to all of this. We are having solar panels installed in the coming months, and this is what we have decided to go with for a (kW DC, STC) 10,270 kW system:

  • 26 REC Solar REC395AA Pure modules.

  • 1 SolarEdge Technologies Ltd. SE10000H-US inverter.

  • includes SolarEdge power optimizers

So I’m trying to decide if it makes sense to add a car charger now since we can apply the tax rebates and (maybe???) a rebate towards EV charging. We currently have 2 newer very low mileage combustion engine vehicles, and we were not really planning to upgrade to an EV anytime soon (we bo

Hey all! I just purchased this on my switch yesterday, but I’m having constant issues with the battle.net login which are making it extremely frustrating to play.

It seems that whenever my switch is turned off or goes to sleep it will disconnect me and take me back to the main screen (expected). The problem is is after this happens it never lets me log back into the Battle.net servers when I click the “online” button to load my characters.

I know the servers are not down when this happens because if I completely exit the game then I can login just fine…but this takes time and makes the entire process incredibly frustrating. Is there a workaround that doesn’t require rebooting the game?

So I purchased 9 shares of SOXL after the first dip to ~92 thinking that was the bottom. Then it dipped even more and I'm down 6% overall. Normally I would wait it out and even looking at the chart makes me think this is the best move. But I wasn't aware of the whole 3x ETF decay (still don't really understand it very well, first week or so of trading lots to learn =S ). Does this mean I shouldn't expect to make up my losses if I hold? Im averaged in at @ 91.9. Thanks in advance!
