Hey, I own a 3 bed 2.5 bed condo with outdoor space and indoor parking in Jersey city and the current lease expires next month. I’m considering finding a new long term tenant vs furnishing and putting it up for short term rental given the world. Anybody has experience with this? Do you know if there are demand for such properties.

How do you track your dividends income across multiple brokers?

Currently I manage everything in excel sheets, but working on building a tool where you can track and manage all your holdings in one place and get advanced analytics, as well as connected to an AI. Hay bot to help you work though it. Including income statistics- who are your biggest dividend payers, etc.

would such a tool be helpful?

Can I sue the state department?

Passport Question / Discussion

They changed the birthplace on my passport without my permission. In the last renewal, I asked to change it back and they refused. Now I’m told I need to pay more money and fill out forms. I’m not willing to pay anything or fill anything, I want to sue them and make them change it at their expense. What kind of lawyer can help?

Any recommendations for a serious trainer to help me achieve my fitness and strength goal, preferably with boxing and strength workouts. I want to learn basic technique.

Ideally someone: • Offer meal plans or nutrition advice • Track progress/measurements • Have access to facilities

I need help picking the right haircut and getting a good cut. Are there any men’s hair stylist or barbershop where the barber knows to get you the right cut. My current barber is good, but only does the basic stuff well, kind of an old guy.

Born in Nazareth, raised in Jerusalem next Bethlehem, I hail from indigenous Christians who’ve remained in Nazareth for centuries. I was raised to believe in peace and coexistence, as well as serving our community no matter under what national banner. Up until moving to the US 4 years ago, literally half my life was spent with Palestinian Muslims / Christians and the other with Jewish Israelis (basketball teams, camps, college, work). I got to learn the cultures, faiths, languages, and perspectives on the conflict. I can provide a lot of nuanced answers to any question you might have on what it’s like to live there really.

Our government is compromised

TW: Anxiety / Depression

I truly believe that there is an evil conspiracy where our government is compromised by foreign interests and a prolific PEDO ring. There are too many facts to ignore, and it totally makes sense since an evil person will easily win the game of power against a good person.

Yet it seems like no one talks about it. I can’t tell if I’m turning crazy or this reality is so scary that people pretend it’s not real. Are we supposed to live under the mercy of evil?

Change of place of birth

Passport Question / Discussion

When I issued my American passport had Jerusalem as place of birth. After my first renewal it was changed to israel without my permission. And the last renewal I requested they return it back to Jerusalem, since having israel on my passport can put me in a bad situation in some countries. Yet I was issued a new passport with Israel. The process to correct this myself seems overly tedious. Can a lawyer help me deal with this issue?

I really want to break into a cool job in high finance (like management/ strategy consulting, quant, IB, PE, VC, portfolio manager/ buy side investing etc.). How possible is it for me right now? It seems going to a target school is the highest likelihood path.

I’m 27M in NYC, with a BA and MA in finance from a good school outside the US. I have 4 years working in big 4 risk advisory (A->SC) working in model risk management, modeling and other financial risk. And now 2 years as a VP in a top bank working on back office regulatory stuff. I can make 200k in my current niche, but do not mind going down in pay / title for an opportunity to work a few years in any one of those cool jobs. However,

27m bought a brand new duplex in NYC area for 900k with 5% down. I read about RE investing at 17 and was tunnel visioned into buying anything and did it not fully consider the idea of having 845k in debt and actively managing a property which has been stressful and time consuming. Given the rates and price I break even monthly. I looked at this deal as an opportunity to get 2 housing units in NYC area for essentially 50k. Did I fuck up? If so what can / should I do?

I make 200k a year and have ~150k in cash, retirement, and investment accounts.
